If you have bought, or are thinking of buying, a property in Granada, these are the local issues that matter most — and we plan for them from the first quote.
- AHistoric centre and AlbaicínMuch of the old town is a protected heritage area. Exterior work needs heritage approval, which affects materials and timescales.
- BEarthquake zoneGranada has the highest seismic risk in mainland Spain. Structural work and new builds follow the Spanish seismic code (NCSE-02).
- CCold winters, 40 °C summersInsulation and thermally broken windows make a real difference to comfort and energy bills.
- DOld installationsMany older properties still have lead or iron pipes and outdated wiring. We check them before you sign anything.

05Frequently asked questions
The questions we hear most before a project starts. Anything else, send us a WhatsApp message.
Can you manage the renovation while I'm living abroad?
Yes. If you can't be in Granada during the works, one site manager is your single point of contact, and we send you photos of progress every week on WhatsApp. Any change to the budget is agreed with you in writing before we carry it out.
How long does a full renovation of an apartment take?
As a guide, a 80–90 m² apartment with new kitchen, bathrooms, wiring, plumbing and floors takes 8 to 12 weeks on site. You get a phased schedule with the quote and the handover date goes in the contract.
Do you deal with permits and the town hall?
Yes. Depending on the work you need a prior notice, a declaración responsable or a full building licence. We tell you which one applies and prepare the paperwork. In the Albaicín and the historic centre the heritage authority also has to approve exterior work.
Is the visit and quote free?
Yes. We visit, measure and check the condition of the property, and then send you an itemised quote so you can see what each part of the work costs.
What happens if something unexpected comes up?
If we open a wall and find a damaged pipe or beam, we stop that part of the work, send you photos and the cost, and only continue once you approve it. Nothing is added to the bill without your agreement.
Tell us about your project
Send us a few photos and rough measurements on WhatsApp and we'll give you a first idea of the cost. Then we'll come and see it, with no obligation.
